How a Second Story Compares With Other Options

A vertical addition is one of several ways to create more space. The best choice depends on your goals, property, budget, and schedule.

Bump-Outs

A bump-out may be ideal when you only need 50 to 150 square feet for a larger kitchen, pantry, bathroom, or closet. It is usually less disruptive and structurally simpler than a second story.

Garage Conversions

It is less suitable if you rely on the garage for vehicles, storage, or workshop space. You also may not receive the same functional connection to the main house that an upstairs addition provides.

ADUs

An ADU can create independent space for guests, family members, or rental use. It offers privacy and potential income, but it typically requires its own kitchen, bathroom, entrance, utilities, and site work.

Moving may provide more space with less construction disruption, but it introduces real costs and uncertainty. You may face higher purchase prices, selling expenses, relocation costs, mortgage changes, and the challenge of finding a home in the neighborhood you prefer.

If your current home has a strong location and a foundation worth upgrading, a second-story addition may deliver better long-term value than starting over elsewhere.

Understand the Main Cost Drivers

No responsible contractor can provide a reliable second-story price without evaluating the home and defining the scope.
